Oversee is a team of professionals, local to 30A and the Emerald Coast, dedicated to our owner-partners by maximizing their rental revenue, protecting their investment homes and making sure their guests have great vacations. Our goal is to be the most honest, committed and realistic rental management company on the Emerald Coast.
Oversee was founded in 2011 with a single vacation property, and now manages more than 120 homes. Nearly all of our owner-partners joined our program through word-of-mouth referrals, and we have one of the highest owner retention rates because of our company-wide commitment to transparency, honesty and follow through with everything we say.
There are no up-front charges to join our program, and Oversee’s unique Carry-On™ system never requires our owners to send us checks. Our homeowners are partners, and we don’t make any money unless their properties are making money.
WE WORK TO MAKE VACATION RENTAL EASY FOR YOU
We provide an owner’s portal, so that you can run booking reports and keep an eye on your investment property. We’ve invested in industry leading vacation rental management software, mobile apps, CRM software, and operational processes to drive your bookings and your guests’ satisfaction. We collect and pay all applicable taxes for you. We operate a 24/7 emergency response line, and our professional teams are in local offices, easily accessible to your home on the Emerald Coast.
WE MARKET YOUR PROPERTY
We work to keep your property booked by advertising it on our own website, as well as VRBO, AirBnB, HomeAway, Vacation Rentals, Booking.com, and Expedia. Additionally, we work to keep your home’s listing up-to-date, and maximize its visibility within each marketing site’s ranking system. Vacationers who inquire about a property before booking it receive an automated response instantly, and personal follow-up emails or phone calls from our local team to convert inquiries into bookings.
WE PROTECT YOUR PROPERTY
Our 20% management fee covers booking your guest reservations, educating and assisting guests while they’re here, scheduling cleanings, and restocking supplies. It also includes the costs other companies often mark up and pass on.
